Desert Realty returns all communications within 24 hours. This has been the rule since the day the company was founded.
A password protected portal is set up for each owner within the software program we use, Appfolio. Owners can view their account 24/7 including all money received, owner statements and any bills that have been paid. Of course, if an owner prefers paper statements, Desert Realty will send reports through the mail system. Owner funds and statements are typically sent within three days of receipt. Funds for multi-property owners are sent by the 10th of each month. In January, we send out a year-end report with 1099 by mail or electrically depending on preference of the individual owner.
At Desert Realty, owner funds are paid via direct deposit or by paper check, at no charge. It is the owner’s choice.

As a property owner, you may be wondering how to rent your property with the least amount of effort on your part. With Desert Realty, pictures and descriptions of the property and its amenities are placed on at least six different websites that are specifically designed for rental properties and are advertised to the public. The cost for this service is $95 per month, which applies only while the property is vacant. Once your property is rented, the information is removed from the internet, and the expense is stopped. Most prospective tenants browse the internet while searching for a new home. Our experienced Leasing Agent shows properties 7 days a week.
We, as property managers, want to find the highest qualified tenants for each rental. We process all applications in-house. The employment of a prospective tenant is verified along with their income. We also reach out to their last or current landlord to get an idea of their rental history. A credit report is also obtained. After this background check is completed, the application results are presented to the owner for their approval.
We follow Fair Housing guidelines and do not discriminate against any applicant based on race, sex, creed, color, religion, national origin, gender, sexual orientation, handicap or familial status.
While most tenants prefer a one-year lease, our owners make the decision as to the term of the lease. Desert Realty does not charge owners a set-up fee or lease renewal commissions.
Our owners decide if one or more pets will be allowed in their property and may place restrictions based on type of pet, size, weight and breed. A pet deposit is always charged in the range of $300 to $500 per pet.
Desert Realty requires a security deposit equal to one or two months’ rent as determined by the property owner. The money is held in the Owners’ Trust account until the tenant moves out. Security deposit money can be used to offset back rent, late charges, repairs, cleaning, painting, replacements, etc. We re-key all locks when a tenant vacates a property. Not doing so can create a liability for any owner. This is an expense paid by the owner.
Once a property is leased and occupied, an Annual Interior Inspection is available upon request. The cost is only $69. A full, written report including photos of the property, is prepared and sent to the owner. Along with interior and exterior pictures, this report provides detailed notes about any potential issues that were found and how they should be resolved. This report is given to both the tenant and owner and is also accessible through the owner’s private portal.
Rents are always due on the 1st of each month. A late fee is charged after the 5th day if rent has not been paid. Per Nevada Landlord/ Tenant laws, the maximum late fee that can be charged is 5% of the monthly rent. The late charge is split equally between the owner and Desert Realty. A “7 Day Pay or Quit” is served on the 7th day if rent still has not been paid. This is the start of the eviction process. Desert Realty will follow through until an eviction is complete if the owner chooses to do so.
